When it comes to making changes to your home one of the first questions I am asked is "will I need planning permission?” The answer to that is it depends upon what you are building or changing within your existing building.
Planning permission exists to protect the best of our heritage, our architecture and our lands and to ensure that any new buildings or new building works only improve upon existing infrastructure in a safe way. Your local planning authority or LPA, is responsible for granting planning permission. They, ultimately, have the final say on whether any new building works can go ahead.
J&M Design & Architectural Services can arrange all necessary Planning Permission applications for Garden Rooms, House Extensions, Loft Conversions, Garage Conversions and Conservatories for all our clients in Devon, Cornwall and The South Hams. We can also seek planning permission on your behalf for all construction of New Builds, New Buildings, substantial alterations or fundamental changes of use within buildings which require planning permission.
J&M Design & Architectural Services specialise in offering architectural building planning, design and consultancy services to home owners looking to extend or convert their existing property or for a new build.
That depends on what you intend to build or alter and the local permitted development rights. J&M Design & Architectural Services always advise our clients to check with your local authority before doing any work. We will contact the Local Authority on your behalf to apply for any planning permissions that are required.
For most works to an existing house, the only permission needed is Householder Planning Consent. This is sufficient for plans to enlarge a house, change the interior layout of the house or do building works within the boundary/garden of a house.
In addition to obtaining planning permission for your project I can also ensure that your proposed building works meet all necessary building regulations to satisfy your local building control officer. This is achieved by adding sections, details and annotations to the approved planning drawings and submitting to either the local Building Control Department or Approved Inspector. Additional Specialists services may be required, eg Engineer, Energy Consultant, Sound Engineer etc, and I can liaise with these on your behalf.6
Building regulations apply in England & Wales. They set out standards for most aspects of a building’s construction including energy efficiency in buildings, and how to ensure all people, including those with disabilities can access the building and move freely within it.
We have many years of completing successful applications and understand what is required to get schemes through the planning process. Continuous liaison with the Local Authority from the very start helps to ensure the smooth running of the application and you are always kept 'in the loop' and aware of how things are progressing.
